• Fully Managed - 12% including VAT (10% plus VAT) plus a one off marketing fee of £300 including VAT (£250 plus VAT). Each time there is a change of tenants and we re-advertise the property, there is a marketing fee of £180 including VAT (£150 plus VAT). All of the above is payable once tenants have moved in to the property.
• Tenant Find Only Service - One month's rent plus VAT. For example, if the monthly rent was £650 you will pay a fee of £780 including VAT which equates to £650 plus VAT. This service includes all of the marketing, accompanied viewings, tenancy agreement, inventory and Schedule of Condition, check in and the transfer of utilities.
• Marketing Fee only - £474 including VAT (£395 plus VAT). This service excludes the tenancy agreement, inventory and schedule of condition, check in, check out, deposit registration and transfer of utilities.
Below are some additional fees that may be applicable to some landlords:
• Tenancy agreement - £120 including VAT (£100 plus VAT)
• Inventory and Schedule of Condition - £300 including VAT (£250 plus VAT)
• Deposit Registration - £60 inclusive of VAT (£50.00 plus VAT)
• Section 21 Notice/Form 6A Notice Requiring Possession - £120 inclusive of VAT (£100 plus VAT).
• Check Out Fee (non-managed properties) - £240 inclusive of VAT (£200 plus VAT)
• Energy Performance Certificate - £96 inclusive of VAT (£80 plus VAT)
• Legionnaires risk assessment - £130.00 inclusive of VAT (£103.88 plus VAT)
• Tenant Referencing Fee - £60 per person including VAT (£50.00 plus VAT), plus £100 including VAT (£83.33 plus VAT) Set Up fee per property, this contributes to the cost of your legal paperwork provided at the start of the tenancy.
• Guarantor Referencing Fee - £50 per Guarantor inclusive of VAT (£41.67 plus VAT)
• Early Release from Tenancy (subject to agreement with Landlord) - Tenants should be aware that they may also be liable to pay the rent and utilities until a new tenant takes occupation of the property - £300 inclusive of VAT (£250.00 plus VAT) to cover marketing costs.
• Missed Inspection Appointment - £36 including VAT (£30.00 plus VAT)
